Final grading is near completion. The landscaping will begin within the next week.

An office/warehouse spec building is nearly complete at 8090 Georgetown Road in Indianapolis and is ready for immediate occupancy. This is a unique facility in the Park 100 area. The building includes:

• 19,200 square feet of total area
• 100′ clear span – no interior columns
• 20′ clear at the eave
• An air turnover system for energy efficiency
• T5 lighting for energy efficiency
• 1,500 sq ft of office
• 2 – docks
• 1 – 12 X 14 overhead door
• 6″ roof insulation with thermal blocks for energy efficiency

Some exterior concrete and landscaping will be completed as soon as weather permits.

The primary reason for using a metal roof in lieu of single ply roofing is longevity. According to the Ducker report of 2004, metal roofs are expected to last 20 years longer than a single ply roof. Although a metal roof may have a higher initial cost, the life cycle cost is far less owing to the durability of metal. Many of the metal roof finishes have a minimum manufacturer warranty of 25 years and some as long as 30 – 50 years.

WF Industrial Properties has earned the $1.80 per square foot tax deduction after meeting the requirements for the building envelope construction, electrical efficiency, and heating efficiency.

The building is a 200′ X 200′ structure and is located in Whitestown, Indiana. The building consists of partial precast exterior, metal siding with insulation, and a standing seam roof with insulation.

The lighting consists of T5 fixtures in lieu of standard metal halide fixtures. The heating system is an air turnover unit in lieu of standard unit heaters.

Temco is a company that sells and services fire equipment. They selected their location in the Perry Industrial Park because it has easy access to I65 and to the area that they service.

The building consists of 6 service bays and 11,000 square feet of office and display area. The showroom floor consists of stained and sealed concrete. The total size of the building is approximately 26,000 square feet.
